Fees to Tenants

Before you move in:

Application Fee: £72.00 (inc. VAT) per tenant.

Referencing of applicants to include identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability.

Guarantor Fee: £72.00 (inc. VAT) per guarantor.

To cover credit referencing and preparing Guarantors Obligations clauses within the Tenancy Agreement.

Tenancy Agreement Fee (Tenants Share): £180.00 (inc. VAT) per tenancy.

To negotiations and agreement of Tenancy terms, preparation of agreement and accompanied check-in, including taking meter readings and sign off of Inventory and Schedule of Condition.

Pet Deposit: £100.00 per pet. Additional Security Deposit.

To cover the additional risk of property damage. This will be part of your security deposit, which will be protected in a Government authorised scheme. This amount may be subject to consent and negotiation with the Landlord and will be dependent on the number, size and type of pet.

During your Tenancy:

Tenancy Renewal Fee: £90.00 (inc. VAT) for contract negotiations, amending and updating terms, arranging a further tenancy and agreement and re-registration of deposit.

Tenancy Amendments Fee: £90.00 (inc. VAT) for contract negotiations, amending terms, updating your tenancy agreement and re-registration of deposit (where applicable).

Other Fees and Charges:

Unpaid/Overdue Rent: £30.00 (inc. VAT) for any rent not paid on its due date. In addition interest will be charged at 4% over the base rate of Lloyds Bank plc (calculated on a daily basis) on any rent owed that is more than 14 days overdue.

Returned Cheques and Standing Orders: £24.00 (inc. VAT).

Uncancelled Standing Orders at the end of the tenancy: £24.00 (inc. VAT) for return of overpaid rent following the end of the tenancy.

Missed Inspection Appointments: £24.00 (inc. VAT) for failure to allow access for periodic inspections, without 24 hours prior notice of cancellation.

Fees to Landlords

Let Only Setting up Fee: £300 (inc. VAT)

  • Agreement of market rent and finding a tenant in accordance with the landlords guidelines,
  • advising on refurbishment, providing guidance on compliance with statutory provisions and letting consents,
  • marketing and advertising within the office, local press, on website and on Rightmove and OnTheMarket property portals, provision of To Let board at property,
  • carrying out accompanied viewings,
  • referencing prospective tenants (Landlords Share),
  • preparing the tenancy agreement (Landlords Share) and APIP accredited Inventory and Schedule of Condition,
  • signing up tenant and property check-in at commencement of tenancy (Landlords Share), collection of first month’s rent, providing tenant with method of payment, registering the deposit in a government approved scheme and notifying utility and service providers of start of tenancy

Let Only Landlords Other Fees and Charges

  • Additional Visits to the Property Fee: £60.00 (inc. VAT) for additional visits to the property at the Landords request.
  • Checkout Inspection Fee £120.00 (inc. VAT)

Agreeing end of tenancy procedures with the tenant including agreeing date of check-out, carrying out check out inspection of the property and negotiating with the landlord and tenant regarding any disbursement of the security deposit, returning the deposit as agreed between the landlord and tenant to the relevant parties, remitting any disputed deposit to the Deposit Scheme for adjudication, unprotecting the security deposit, obtaining quotes and instructing contractors regarding any remedial works, notifying utility and service providers of end of tenancy.

  • Dispute Process Fee: £180.00 (inc. VAT)

Dealing with the administration and submission of documentation to the Deposit Scheme on behalf of the Landlord if agreement cannot be reached regarding the return of the security deposit at the end of the tenancy.

  • Tenancy Renewal Fee: £120.00 (inc.VAT)

Advising at the end of the fixed tenancy term regarding renewal or termination of tenancy, negotiating rent reviews with the landlord and tenant, preparing new agreements and re-registering deposits as appropriate (Landlords Share),

Let and Managed Setting up Fee: £300 (inc. VAT)

  • Agreement of market rent and finding a tenant in accordance with the landlords guidelines,
  • advising on refurbishment, providing guidance on compliance with statutory provisions and letting consents,
  • marketing and advertising within the office, local press, on website and on Rightmove and OnTheMarket property portals, provision of To Let board at property,
  • carrying out accompanied viewings,
  • referencing prospective tenants (landlords Share),                
  • preparing the tenancy agreement (Landlords Share) and APIP accredited Inventory and Schedule of Condition,

Ongoing Management Fee: Commission of 9.6% (inc. VAT) calculated on rents collected

  • Collecting and remitting rent, pursuing non-payment of rent and providing advice on rent arrears actions,
  • arranging for repairs to be carried out up to a pre-arranged cost limit, obtaining landlord approval for repairs above the agreed limit,
  • undertaking at least two inspections during the tenancy and reporting the outcome to the landlord,
  • advising at the end of the fixed tenancy term regarding renewal or termination of tenancy, negotiating rent reviews with the landlord and tenant, preparing new agreements and re-registering deposits as appropriate (Landlords Share),
