What is a HIP?
To comply with the requirements of The Housing Act 2004 every property offered For Sale on the open market has to have a Home Information Pack (HIP) prepared.
The HIP must include:
- An index to the Home Information Pack, which is the list of contents of the HIP.
- A sale statement, which is the summary of the terms of sale of the property.
- Evidence of title providing ownership of the property.
- Standard searches, the local authority enquiries and a drainage and water search (these have to be ordered and made available with the HIP within 28 days)..
- The Energy Perforrmance Certificate (EPC) which is the assessment of your property’s energy efficiency rating carried out by a qualified Domestic Energy Assessor (DEA).
- Where appropriate, any commonhold information.
- In cases of leasehold property, a copy of the lease.
- A completed Property Information Questionnaire (PIQ)
A property may not be marketed in any way until 1, 2, 3, 5, 6, 7, and 8 have been provided.
Your HIP

Via our suppliers we will:
- Organise and collate the pack on your behalf.
- Arrange for one of our Domestic Energy Assessors to assess your property’s energy efficiency and produce your Energy Performance Certificate for inclusion in your HIP.
- Offer you printed or electronic options for the provision of your HIP. We therefore offer a comprehensive and easy process that provides you with your Home Information Pack and ensures you are fully compliant with the law.
