What is a HIP?

To comply with the requirements of The Housing Act 2004 every property offered For Sale on the open market has to have a Home Information Pack (HIP) prepared.

What is included in a HIP?

• An index to the Home Information Pack, which is the list of contents of a HIP.
• A sale statement, which is the summary of terms of sale of the property.
• Evidence of title confirming ownership of the property.
• Standard searches, the local authority enquiries and a drainage and water search.
• The Energy Performance Certificate (EPC) which is the assessment of you property's energy efficiency rating carried out by a qulaified Domestic Energy Assessor (DEA).
• Where appropiate, any commonhold information.
• In cases of leasehold property, a copy of the lease.
