Sales and Lettings  - we have a strong record and a high market profile for providing sensible, no nonsense advice in respect of all property matters.  Our Surveyors have the skill, local knowledge and expertise in providing accurate advice in relation to your property whether it be industrial, retail, offices or land.

  1.  We provide the route to the market place through local advertising, the internet, extensive mailing list and targeted marketing and appropriate trade journals.
  2. We offer an inclusive commission basis or attractive fixed fees for both sales and lettings.  There are no hidden extras.  Many agents made additional charges for local newspaper advertising, internet entry and the erection of a sale board.  We don’t.

Landlord & Tenant Matters, Lease Renewals and Rent Reviews – whether you be a Landlord or a tenant we can help by providing advice to the appropriate level of rent and any other terms that are open for negotiation.

There is at present a trend for Leases to exclude the provisions of the 1954 Landlord & Tenant Act and in these circumstances the Landlord can dictate terms in respect of Lease renewals but retaining a professional such as ourselves to negotiate renewals may limit the damage. 

If you are a tenant with the protection of the Landlord & Tenant Acts then you do not have to accept the Landlords proposals but can negotiate a settlement.  If settlement cannot be successfully negotiated then the matter in respect of Lease renewal can be referred to the Court for a decision or a third party in respect of rent reviews.  In both of these circumstances we are experienced in providing written submissions to substantiate your case.

Schedule of Condition – Most modern Leases are written on full repairing and insuring terms and as a tenant and landlord it is vitally important that a Schedule of Condition of the property is prepared prior to entering into a Lease and it is agreed between the Landlord and Tenant.  This Schedule provides protection of both parties.  It is normally the responsibility of the tenant to provide such a Schedule.  We are more than capable of doing this on your behalf.

Schedule of Dilapidations – These can either be served by a Landlord during the term of the Lease (known as an Interim Schedule) or at the end of the Lease (known as a Terminal Schedule).  Schedule of Dilapidations outline the works which need to be done to the property to bring it up to the standard as described in the Schedule of Condition and Lease and also an estimated amount of the cost of doing this.  This work is exceptionally  specialised but we have colleagues within the profession who we can put you in touch with to act on your behalf.
