Proven Track Record  - having been established for over 100 years we are pleased and can justifiably say that we have a proven track record and have seen many agents come and go.   We have the ‘know how’ of how to deal with any market situation and can draw on our experience to help you ensure a sale.

Asking Prices – these should not be written in stone but should be flexible and reflect current market conditions and be based on completed transactions of similar properties and adjusted to reflect the presence of any  competing properties in the market place.  Before carrying out a market appraisal for you we will carry out extensive research into property prices and discuss our findings with you when advising on a suitable asking price for your home. 

Conversion Rates – When chosing an Agent you should be looking for the Jonny Wilkinson of Estate Agents and not for the Agent who has the most sale boards in the area.  An Agent with 5 boards and 4 sales agreed is better than one with 10 boards and 2 sales agreed.  We will always discuss our conversion rate with you and this is independently verifiable via Rightmove and other portals

Perfect Presentation  - it is essential that your home is presented to the market place in the best possible way and photographs are the key.  We believe that there can never be enough photographs so long as they are good ones.  A bad photograph is worse than no photographs at all.  Carefully and accurately drafted property particulars providing information together with floor plans and a good range of photographs are particularly important.  We do not like the use of too much flowery language when describing a property since this, in our opinion, is of little help.

Route to a Worldwide Market 24/7 – the Worldwide web is King and is likely to remain so for many years and our long experience shows that we need to move with the times and that purchaser trends have altered dramatically.  Presentation of property is paramount and will be included on Rightmove, On the Market.com and of course our own website.  Having said that one good old fashioned marketing tool ‘the mailing list’ is still very important.  Our computerized property people/property matching system will automatically mail details of your property to prospective purchasers registered with us.

Keeping the Buyer on the Perch  - many estate agents will often agree a sale, instruct Solicitors and then put the file away allowing things to take their course.  We won’t, we will keep a careful eye on sales progress keeping you informed all the way.  Sometimes problems can arise and this is where we will use our experience and hopefully resolve any issues.  Our sales team often consult with our Chartered Surveyors over occasional problems that arise following the Mortgage Valuation on your home, particularly in respect of Mortgage providers requirements with regards to repairs or specialist reports.

Our Charges (Not as bad as you may think)! – that awful word!  Being completely independent we are able to tailor our fees to suit every individual’s needs and requirements.  Our fees are quoted on an all inclusive and no sale, no fee basis.  Our usual service includes:

  • Initial marketing appraisal and advice.
  • Marketing your property through Rightmove, on the market.com, our own website, office displays, preparation of illustrated particulars with floor plan and property matching service via our computerised data base.
  • Accompanied viewings (many agents charge for this service), general advice, sales progressing and monitoring in that all important after sale agreed period and carefully shepherding your sale through to a successful conclusion.

Seller Beware – of Estate Agents quoting inflated asking prices and reduced level of fees.  This is a recipe for disaster and often leads to a protracted sale and often at a lower price than would have been achieved if a realistic price had been used in the first place.
