Boot & Son Valuers are all Members of the RICS Valuers Registration Scheme and either a Fellow or Member of the Royal Institution of Chartered Surveyors.  This means that we are professionally qualified, act in accordance with a strict code of conduct, have professional Indemnity Insurance and a complaints procedure if you need one.  This offers you a great deal of protection. 

Boot & Son Valuers have all worked continuously in and around Cannock areas since qualification and therefore built up a deep understanding of the local market and market conditions.  They are constantly valuing property for private and company clients, lending Institutions and instructions from local Solicitors. 

We carefully monitor the values being achieved in the market place both through our own private treaty and Auction sales and also from valuations of properties not linked to us.  All this means that you can choose with confidence when selecting Boot & Son to be your Valuer.  The need to have a property or asset valued can arise for many reasons some of which are :

  • Pre-purchase to help you decide whether or not you are paying the right price.
  • Pre-sale to give you the confidence that you are not underselling yourself.
  • Family division – if a property is to be divided, exchanged or given within the family, you will need to know the value.
  • Matrimonial purposes – if you and your partner have decided to go separate ways then you will need advice concerning the value of the matrimonial home or any other jointly owned property.  We are often appointed as single joint Expert acting between the parties in these circumstances.
  • Taxation matters – these usually arise for inheritance tax (normally and inaccurately referred to as Probate Valuations) and for Capital Gains Tax computation.
  • Help to Buy Redemption Valuations – these are required when you have taken up the option to purchase under the Assisted Purchase Scheme.  We are constantly carrying out these Reports and are accepted by Target.
  • Expert Witness – this can be in relation to any aspect and one of our Directors is experienced in giving evidence successfully in the High Court in relation to a large Group Nuisance Litigation Scheme together with other matters.
